Sutcliffe Homes has been building custom homes for over 25 years and new clients can engage in confidence with a builder whose approach has been refined through experience.

Our process is open and consultative in the Initial and Design phases and detailed and accountable during Construction and After Service. Recognizing that each client presents a unique set of expectations for their custom home, the process at Tamarack Estates will generally follow these steps.

	A conversation with the builder to answer your questions. Choose a lot. Sutcliffe will walk the site with you. Meet with the president of Sutcliffe Homes to establish budget and create a     purchase agreement.
	Meet to create a custom design plan. The plan is approved by the purchaser A budget review with adjustments to the purchase price if required. Prepare the building permit plans. Start the selection and cabinet design process. Sutcliffe applies for and receives the permit.
	Excavation. Foundation and backfill. Framing complete. Rough ins and drywall complete. Trim, paint, flooring, cabinets. Completion/Closing
	Meet with Heritage Stone to create a custom landscape design. The plan is approved by the purchaser. Heritage Stone schedules and completes the landscaping work.
	Sutcliffe Homes is a registered Tarion builder. Our homes are covered by the Tarion New Home Warranty Program. Sutcliffe Homes is committed to the home-owners complete satisfaction. Client references are available by request.
