The homeowners of this Hanlon Creek two storey gave up space in their master bedroom to expand the main bathroom for this result! The mid-century modern vanity, matte gold hardware and taps are a perfect complement to the open wet area. Features of the wet area include a flush entry shower and soaker tub where you can splash to your heart’s content. The shower controls are accessible without entering the wet area, eliminating goosebumps when the shower is first turned on!

This 19th century home lacked a dedicated laundry room – something important to the homeowners. The back hallway now hosts laundry cabinetry and machines, while the bright powder room makes excellent use of a smaller space. The highlight is the open kitchen with large island and coffee bar. Most important is what cannot be photographed – elimination of baseboard heaters and significant improvements to the kitchen insulation and HVAC system make this space a cozy, comfortable part of the home.
Sutcliffe Homes and Renovations respect the character of a century home and enjoy nothing more than applying modern construction features to the classic traditional homes of Guelph and Wellington county. Check out this century home addition and this Elora Porch rebuild for further inspiration.
The removal of a load bearing wall and replacement with an engineered beam opened up this kitchen and family room. This created a larger shared space for dining, relaxing, and entertaining. The beverage cabinet was sized to exactly fit the new beam dimension – attention to detail where it counts.

Black and white minimalist lines dominate this Old University area renovation, but the natural tone hardwood flooring warms the space. This sleek and modern kitchen is deceptively simple. A myriad of details enhance the space. The barn door hides an office area, while drywall window returns highlight the window choices. The specialty glass window sits flush with the hardwood floor allowing for maximum light and the Caesarstone countertop meets the wide-open kitchen window. Looking for a change from traditional? Let’s talk.

It was our absolute pleasure to be part of this extensive update and addition as a collaboration between architect, landscaping architect, and Sutcliffe Homes skilled carpenters. When working in a home built with the utmost attention paid to detail, our team matches that attention in recreating existing details, and creating new features that will stand the test of time. We created a large, raised patio below an existing second-floor balcony, including a beautiful BBQ area. The second-floor balcony received modern frameless glass guards, while the main patio was constructed with all of the details originally intended for this home, including custom gussets, spooling, and tongue and groove pine ceilings. Further, all of the existing gingerbread soffit detail was removed and re-created out of an Extira composite material, to match the original scrolled pine. Everywhere you look, there is detail in this project, which we know the homeowners will enjoy, along with their view, for many years to come.

The Old University neighbourhood in Guelph, Ontario is certainly a fantastic starting point for a tremendous end product! With this project, Sutcliffe Homes and Renovations was able to take a late 1950’s bungalow that was ready to start a new life, remove the existing home as well as a large portion of the foundation, and start fresh. We worked closely with the designer and new home owners to create a product that would suit their taste and compliment its surroundings. The result is this stunning sprawling bungalow on a city lot. Attention was paid to the use of every inch of the home, while still creating grand spaces and soaring ceilings. The attention to detail can be seen everywhere with this home both inside and out.
